Constructability Review Process

Please follow instructions (and structure) as discussed in class to develop a case study.
This assignment is meant to allow students to explorethe process of a constructability review. The students will search for and review a drawing set. The drawing set must be digitalized or scanned to create the report and illustrate the discussion/critique. Please note that no hard copies/submissions are required.
You can select any set of drawings (new/existing construction, residential/commercial).
From the Building Science point of view students will include in their discussions at least aspects related to the following list. Please note that aspects that are not available to you can be “created” by you in order to build your case study.
1. Review of documentation and its completeness; adequacy for the task at hand; analysis of buildability, logical sequencing, scheduling and complexity of project elements.
2. Constructability scope of work: Define areas to be reviewed in the documents and assign multidisciplinary team members responsible for their completion.
a. Walk through the construction process step by step to discover problems
b. Review the Interface of Various Systems. Whether it be interior, exterior, structural or MEP, within the body of a system and at the perimeter of a system where it interfaces with the various adjacent systems and trades.
c. Consider that you are proving this information to a design team. Avoid providing the design team an exhaustive list of things they already know aren’t done. Preliminary reviews should focus on general design approaches, correcting items that have been completed and identifying the obscure, easy to miss, details.
d. Before making a comment to the design team, ask yourself two questions. First, “Will this impact the cost, time, or quality of the project?” and secondly, “Will the contractor, or subcontractors, require an answer to this question in order to perform their work?”
3. Your discussion/comments as you move along the review should reflect the benefits of performing a constructability review such as:
a. A reduction of change order issues resulting from re-work, by identifying and problems before errant work is performed.
b. The luxury of time to review and negotiate change order pricing from the general contractor and subcontractors. This is to avoid discovering problems during the course of work when change order requests may be hastily approved even when they might be excessive.
c. Avoid delays caused by problems discovered during the course of construction. The time it takes to examine a problem and devise a solution chronically slows, or even halts, progress.

4. Extent to which the design of the building facilitates ease of construction, subject to the overall requirements for the completed building
5. Illustrate (according to your drawings) a system for achieving optimum integration of construction knowledge and experience in
a. Planning
b. Engineering
c. Procurement
d. Field operations in the building process
e. Balancing the various project and environmental constraints to achieve overall objectives
6. A system for achieving optimum integration of construction knowledge in the building process and balancing the various project and environmental constraints to maximize achievement of project goals and building performance

1. Case Study Report
2. Information Sheet: This is a technical summary of the most relevant information of your research. See example “BSCInfo_501_Cavity_Insulation_ Information sheet” . Can be as short as one page as long as it contains the 6 aspects indicated above (summarized); different views of the details with appropriate labeling and relevant assembly instructions
