Task1
You have been asked by a client to dispose of the freehold interest in an office building of approximately 1,000m2 (10,800 sqft, IPMS Office 3) in a prominent position in a town centre.
Write a short report to your client critically explaining how you would go about the task, paying particular attention to the choice of marketing method and the targeting of potential purchasers.

Ethics and high professional standards are fundamental to the role of Chartered Surveyors acting as agents.
Assuming your role as a selling agent in Task 1, critically explain to your client using five examples, the application of such standards in your marketing of property for sale.

Task 3
You are acting for a distributor client looking to lease a warehouse on an established distribution park for a new ten year term. The client’s parent company insist that the agreed terms must include a break clause at the end of the fifth year of the term.
Critically explain to the parent company how the inclusion of such a term might affect the terms to be agreed. Also set out for your client, in detail, the restrictions which the landlord might seek to attach to the successful exercise of such a break clause, and comment upon whether such restrictions might, in practice prevent your client from exercising its break clause.
